Valet insurance in Florida: what to require.

Before a valet company drives a single resident's car, make sure the right coverage is in place. Here is what each policy does and what to ask for.

When a valet company takes the keys, it takes responsibility for the car. Insurance is how that responsibility is backed up. This guide explains the coverages property managers, boards, and venues typically require. It is general information, not insurance or legal advice, so confirm requirements with your own agent and attorney.

Garage keepers coverage

Garage keepers insurance covers damage to customers' vehicles while they're in the valet's care, custody, and control, including collisions, theft, and vandalism. There are two important versions:

Ask which version the company carries and what the per-vehicle and per-location limits are.

General liability

Covers injuries and property damage arising from the valet operation, such as a guest who trips at the valet stand or damage to the building's gate or garage. Ask that the association, management company, or venue be named as additional insured.

Workers' compensation

Valet is physical work around moving vehicles. Workers' compensation covers attendants injured on the job and protects the property from being pulled into an injury claim. Florida requires most employers with employees to carry it, so ask for proof.

Hired and non-owned auto

Covers liability when attendants drive vehicles the company doesn't own, which is exactly what valet does. It helps protect against third-party claims from an accident on the road or in the garage.

Umbrella or excess liability

Adds limits above the underlying policies. High-value vehicle environments, like luxury condominiums, often justify higher limits.

How to verify coverage

  1. Request a certificate of insurance (COI) listing each coverage, limits, and policy dates.
  2. Ask to be named as additional insured, with a waiver of subrogation where appropriate.
  3. Confirm the COI directly with the issuing insurance agent.
  4. Calendar the expiration dates and request renewed certificates each year.

How much does valet insurance cost in Florida?

Premiums depend on coverage limits, the number of attendants and locations, whether coverage is legal liability or direct, and the company's claims history. A single-post residential operation costs far less to insure than a multi-property, 24/7 operation, which is why bids should always come with a current certificate of insurance.

Does the venue's or association's insurance cover the valet's mistakes?

No. The property's policy responds to claims against the property; claims against the valet company fall on the valet's own coverage. That's why you name the property as additional insured on the valet's policies, not the other way around.

What should a condo's certificate of insurance show?

Each coverage carried (general liability, garage keepers, workers' comp, hired and non-owned auto), the limits, the policy dates, the association and management company named as additional insureds, and ideally a waiver of subrogation. Verify it with the issuing agent, not just the PDF.

Are valet attendants covered by workers' compensation in Florida?

Florida requires most employers with four or more employees to carry workers' compensation, and any company driving customers' vehicles should have it regardless. Ask for proof; if an attendant is injured in your garage without coverage, the claim can reach the property.

Is direct garage keepers coverage really worth it?

For luxury residential buildings, usually yes. Legal-liability coverage pays only when the valet is proven at fault, so disputes drag on; direct coverage pays for covered damage regardless of fault, which means residents get made whole faster and the board stays out of the argument.
